PARCEL 3---A spacious 39 acre parcel located north of Strasburg on Strasburg Road with quick access to DIA, Brighton, and the northern front range. Parcel is fairly flat and views of the mountains and sunsets are incredible. Buyers can continue a crop lease with the seller for 1/3 of harvest that renews each December 1. Alfalfa is grown on the parcel and has multiple cuttings. Remaining 2022 crop may be shared with buyer upon harvest at 1/3 to landowner and 2/3 to sellers should closing take place before November 1, 2022 and buyer`s agree to sign 2022 lease for remaining crop year. A land survey plat has been completed. Domestic well permit for parcel 3 to be obtained from the Colorado Divison of Water resources by buyer after closing. Sellers retain all alluviam water rights. Electricity is available on Strasburg Road and will need to be brought in by buyer.
